August and September are the months when companies start planning their budgets for the next quarter. Decisions about tools, teams, and office space all converge at the same time. And right now, many companies are asking themselves: is it worth getting a serviced office for Q4? How much does it cost? And when is the best time to do it?

This article answers these questions — directly and to the point.

Why Q4 is a special time for office decisions

The fourth quarter has its own rules. The pace of work picks up, there are more projects, and meetings with clients and partners happen more frequently than in the middle of summer. This is the moment when the quality of your office space translates directly into efficiency.

Companies that put off their office decisions until "after the holidays" are facing a choice right now. And they have a few options: stay where they are, look for a new place, or test a serviced office model.

Then there is the budget issue. Many companies operate on a quarterly basis and are looking for solutions that fit into their Q4 planning. A serviced office — with a predictable monthly cost and a flexible contract — is exceptionally well-suited for this.

Serviced office at Cluster — for companies and teams

A serviced office is a private space for your company — exclusively for your team, inaccessible to anyone else. This is not coworking. It is your own office, fully serviced and without the need to organize anything yourself.

The price of a serviced office at Cluster depends on the team size, location, and contract length. Prices per workstation start from 1,100 PLN net — and we prepare every offer individually, tailoring it to the company's actual needs. We are flexible and open to discussion.

Currently, in the Zabłocie district of Krakow, we have two offices available for teams of 7-12 people. Fully equipped, cost-effective, and ready for immediate move-in — no waiting for fit-outs and no unnecessary formalities.

If you are looking for a serviced office for your team, write to us. We will prepare an offer tailored to your needs.

Coworking at Cluster — flexible space for individuals and small teams

Coworking is our second service — and a completely different model than a serviced office. It is a dedicated coworking space with desks at your disposal, available in three variants. It is not a private company office, but a flexible workspace for individuals and small teams who do not need their own room.

Coworking at Cluster starts from 399 PLN net for a monthly pass. Passes work at all Cluster locations — one pass, any city.

Krakow (Zabłocie, Stare Podgórze, Plac Inwalidów): Hot desk — 75 PLN net per day or 650 PLN net per month. Dedicated desk — 875 PLN net per month (750 PLN with a 6-month contract). 10-entry pass — 399 PLN net per month or 549 PLN net per quarter.

Warsaw (Sienna Center): Hot desk — 85 PLN net per day or 850 PLN net per month. Dedicated desk — 1,850 PLN net per month (1,350 PLN with a 6-month contract). 10-entry pass — 550 PLN net per month or 850 PLN net per quarter.

Katowice (Stary Dworzec): Hot desk — 75 PLN net per day or 549 PLN net per month. Dedicated desk — 749 PLN net per month (599 PLN with a 6-month contract). 10-entry pass — 399 PLN net per month or 549 PLN net per quarter.

What’s included — and what you don’t have to pay extra for

This is the most common question when comparing a serviced office to a traditional lease. At Cluster, every option includes:

  • high-speed fiber-optic internet
  • unlimited coffee, tea, and water
  • daily cleaning
  • reception (9:00 AM – 5:00 PM)
  • kitchen access
  • phone booths
  • 24/7 access (dedicated desk and serviced offices)
  • a package of conference room hours (dedicated desk and serviced offices)

There are no separate invoices for internet, cleaning, reception, or maintenance. One monthly fee — that’s it.

For companies planning their Q4 budget, this is a huge advantage. You know exactly how much you will spend in October, November, and December. No surprises.

When is the best time to sign a contract for Q4?

The short answer: now — or by mid-September at the latest.

The long answer:

Availability decreases in September. September is the month when many companies make office decisions they put off until "after the holidays." Popular locations and offices fill up quickly. If you have specific requirements — office size, floor, view — it’s worth booking in advance.

A serviced office is up and running quickly. Unlike a traditional lease, where it takes several months from signing the contract to moving in, a serviced office is ready immediately. You sign the contract today — your team can start working tomorrow. This means you can decide to make a change even in October and still be ready for Q4.

A quarterly contract makes sense. If you are planning your Q4 budget, a three-month contract is a natural choice. It gives you predictability for the entire quarter and the flexibility to decide on the following year without a long-term commitment.

Viewing the space before signing is standard practice. At Cluster, we invite you to view any of our locations for free. If you want to check out a few spots and make a decision at your own pace, plan it for August or early September before our schedule fills up.

Who benefits most from a serviced office in Q4?

Not every company needs a serviced office. But for some, it is a solution that fits particularly well with the fourth quarter.

Companies testing a new market. Q4 is a time when many companies decide to expand or open a branch in a new city. A serviced office allows you to start without a multi-year commitment—test the location and see how it works in practice.

Project teams with seasonal peaks. In many industries, Q4 is the busiest time—more clients, more meetings, and more people needed on-site. A serviced office allows you to temporarily increase your space during the peak and scale it back down in Q1.

Companies that have been putting off the office decision. If you have been operating in "make-do" mode all year—working from home, cafes, or the occasional desk at a friend's office—the busy meeting schedule of Q4 is often the moment when the need for a permanent space becomes clear.

Startups and small businesses entering a growth phase. If you are planning to hire, bring on new clients, or simply want your company to look more professional in Q4, having your own office makes a difference. Especially when meeting with investors and partners.

Serviced office vs. traditional lease — what to choose for Q4?

A traditional lease makes sense for large, stable organizations with their own administrative departments and multi-year plans. For companies that are just planning for Q4 and aren't sure what Q1 will look like, the flexibility of a serviced office is simply more practical.

A few key differences:

Setup time. Traditional lease: 2–6 months from signing the contract to moving in. Serviced office: 1 day.

Contract length. Traditional lease: usually 3–5 years. Serviced office at Cluster: from 3 months.

What's included in the price. Traditional lease: rent plus extra costs. Serviced office: everything in one flat fee.

Flexibility. Traditional lease: changing office size means renegotiating your contract or moving. Serviced office: scale your space up or down within the same location.

How to get started — step by step

If you're considering a serviced office for Q4, here is how it works in practice:

The first step is to get in touch and let us know what you're looking for — team size, location, work model, and budget. It’s a conversation, not a form.

The second step is a viewing — we invite you to any Cluster location so you can see the space for yourself. We’ll schedule a time within 24 hours.

The third step is the proposal. Based on your needs, we’ll prepare a specific offer — a private office, a dedicated desk, or another option tailored to your team.

The fourth step is the decision and contract. At Cluster, there are no long negotiations. If the offer works for you, you sign and can start whenever you're ready.

Summary

A serviced office for Q4 2026 is the solution for companies that want predictable costs, a flexible contract, and a ready-to-use space without waiting for a fit-out. Prices at Cluster start from 399 PLN net for a monthly pass and vary depending on the chosen model and location.

If you are planning your Q4 budget and considering an office move, September is the last moment to make a stress-free decision. Availability is decreasing quickly, and setting up a serviced office takes just one day.
